Communal TV Systems

One aerial and dish system serving every flat — no more forests of dishes on the facade. We design, install, upgrade and maintain communal TV systems for blocks of every size.

25 years · Same Day Service · Free advice

Written for managing agents, not homeowners.

You need a system that stops residents' complaints, paperwork that satisfies the freeholder, and one number to call when something fails. That's how we work.

  • Survey report

Full signal survey of the block with photographs, readings and a costed recommendation you can table at a residents' meeting.

  • Certified installation

Insured engineers, method statements and risk assessments supplied before work starts.

  • Maintenance plan

Annual or bi-annual inspections with priority callouts — residents report to us, not to you.

  • One point of contact

The same engineer who surveyed the block answers the phone about it.

We give you one point of contact for the block's television reception: surveys, fault reports, repairs, installation and planned maintenance. We work with managing agents, freeholders and landlords across Finchley and North London. We bring 25 years' experience and provide the information you need to authorise work and answer residents' questions.

Call free on 0800 206 2385, Mon–Sat 8am–7pm. For an outage, send the building address, affected flats and access arrangements. We offer same-day service where possible. For planned work, book a free site survey and request a fixed written quote with a defined scope.

Information we need before attendance

Tell us whether the loss affects the entire block, one floor, one riser or a single flat. Record which channels or satellite services have failed and when it started. We use that fault log to plan test points and access. Ask residents to leave channel lists alone during a shared outage; repeated retuning creates extra work after reception returns.

We need an authorised contact, the order reference where required, roof and plant-room access, and permission to test representative flats. Send existing drawings and previous reports if you have them. We confirm the attendance scope and charging arrangements before dispatch. A free planned survey and an instructed fault-finding visit are separate appointments.

IRS systems: establish what the building actually supports

An integrated reception system distributes terrestrial television, radio and satellite services through shared infrastructure. We inspect the aerial and dish feeds, headend, multiswitches, power supplies, risers and outlets. We record the system type and the services it supports. Existing socket labels alone are insufficient evidence of compatibility.

We check legacy satellite distribution, dSCR requirements and fibre equipment where fitted. Residents' receivers need compatible feeds and settings. We set out those requirements in the proposal, including any changes inside flats. That gives your managing team a clear answer when residents ask whether their equipment will work after an upgrade.

Survey reports you can table at residents' meetings

We supply a written survey report with signal readings and photographs. We identify test locations, record signal level and quality, and explain the significance of the results in plain language. MER and BER readings show reception margin and decoding errors. We include the condition of accessible equipment, cabling, supports and weatherproofing.

We separate urgent repairs, planned renewals and optional improvements. Photographs identify the equipment and defects under discussion. We state inaccessible areas and any further investigation needed. You can table the report at a residents' meeting, circulate it to directors or use it to support an approval request without translating an engineer's shorthand.

Fault-finding across mansion blocks and conversions

We compare incoming feeds with readings at the headend, distribution branches and selected flat outlets. That sequence establishes where reception deteriorates. We test shared power supplies and amplifiers before proposing wholesale replacement. We explain what failed, the affected part of the building and the repair required.

Take a typical N12 conversion: the top flat works, while two flats below lose channels. We trace the shared branch and compare readings either side of its connections. The report then identifies the branch repair and records the outlets tested afterwards. This is the level of evidence we aim to give an agent handling complaints from several leaseholders.

Certified, insured installation with a defined scope

We provide insured installation and the relevant completion and test certification for the agreed work. We supply insurance details for your contractor checks and agree site requirements before attendance. Our method covers safe access, occupied areas, cable routes and protection of communal finishes. Work requiring specialist electrical or building certification is identified in the scope.

We plan distribution capacity around the flats, outlets and services you need. We label equipment and cables so the next visit starts with an intelligible system. Cable penetrations and fire-stopping requirements are agreed with building management; we document the work within our remit. You receive completion readings and a record of the installed equipment.

Access, resident notices and staged upgrades

We agree outage windows and give you the information needed for resident notices. Where testing requires access to flats, we identify them in advance. We also confirm keys, escorts, parking and roof access. For mansion blocks in Hampstead and Highgate, those arrangements need to be settled before equipment arrives.

A typical NW11 mansion-block upgrade needs a working plan for the headend cupboard, risers and sample flats. We divide the work into agreed stages, test each completed section and report progress to your nominated contact. Residents get a consistent message through management, and you have a clear record of completed work and remaining actions.

Maintenance plans with priority callouts

We offer maintenance plans covering scheduled inspections, reception checks and priority callouts. We agree visit frequency, covered equipment and reporting requirements in writing. We also specify the callout terms and how parts and additional labour are charged. Your team knows what the plan includes before approving it.

At planned visits we check accessible fixings, exposed cable, connections, ventilation and distribution equipment. We compare readings with the previous record and flag deterioration. We keep equipment details and access notes together so repeat attendance starts efficiently. Priority callouts follow the agreed plan; we confirm attendance when a fault is reported.

One point of contact from instruction to handover

We keep the authorisation, survey findings, quote and completion information tied to the same building. Your nominated contact receives the findings and approves additional work before we proceed. We provide a clear price before work starts and explain any change in scope. No resident needs to negotiate a shared-system replacement on the doorstep.

We cover N12, N2, N6 and NW11, including Finchley, Muswell Hill, Golders Green, Hendon and Colindale. Send the address, unit count, reported fault and your preferred survey dates. Call free on 0800 206 2385, Mon–Sat 8am–7pm, to arrange a free site survey or discuss an urgent communal outage.

Frequently asked questions

Can you work directly with our managing agent?+

Yes. We take instructions from the authorised managing agent, freeholder or landlord. We agree one point of contact for access, approvals, reporting and resident communications.

Will the report include readings and photographs?+

Yes. We identify the test points, record measurements and photograph relevant accessible equipment. We set out the findings and proposed work in a report suitable for directors and residents' meetings.

Do you replace the whole system when several flats fail?+

We test the shared feed and affected branches first. We quote for the identified repair and document any wider renewal requirement separately, with supporting readings and photographs.

Can you maintain our existing IRS installation?+

Yes. We survey the equipment and agree a maintenance scope, scheduled checks and priority callout terms. We identify obsolete components and replacement options in the initial assessment.

Do residents all need to be home?+

We agree representative flat access for surveys and testing. Some upgrades require access to every affected outlet. We provide the access list and proposed schedule so you can notify residents.

What is an IRS system?+

An Integrated Reception System distributes terrestrial TV, satellite and radio from one set of aerials and dishes to every flat in a building.

Do you offer maintenance contracts?+

Yes — annual or bi-annual inspections with priority callouts for residents.
